It is one of the oldest flooring materials in continuous use across the Mediterranean coast. A well sealed terracotta tile floor will change its look over time, in the most attractive way that it can do. Develops a patina that deepens with age, shifting from warm ochre toward amber and burnt sienna.             Care & Maintenance: What to Use, and What to Avoid on Mediterranean Tiles?

            Hand Painted Ceramic & Glazed Terracotta Tiles

            Use a pH neutral cleaner diluted in warm water. Avoid abrasive scouring pads, steam mops, and any cleaner containing bleach, ammonia, or citrus based acid. These strips glaze over time. Wipe spills promptly on painted surfaces, particularly oils and wine, which can penetrate micro crazing in older glazes.

            Zellige Tile

            As we learned from our experiences, most of our clients are giving up on Zellige just because they’re not sure about the Zellige maintenance. But you don’t have to. Zellige should be sealed before grouting and resealed annually in high use areas. Choose a penetrating stone sealer, not a topical coating. Grout color matters significantly with zellige: a warm gray or buff grout integrates with the tile's tonal variation; bright white grout competes with it. Avoid wax based polishes, which build up in the uneven surface and dull the glaze.

            Natural Terracotta Tiles

            Sealing is not optional, absolutely not! An unsealed terracotta stains permanently and quickly. Apply a penetrating terracotta sealer before installation and again after grouting. For routine cleaning, use a damp mop with a pH neutral stone cleaner. Avoid vinegar, lemon based cleaners, and any acid based grout haze remover, which etches the surface.

Glazed terracotta offers a similar warmth with a glazed surface, but since it's glazed, you need to be careful while using it. Both perform best in light residential settings: powder room tile floors, living rooms, entryways, hallways, and dining rooms. For higher traffic areas or outdoor patios, stone tile flooring in Mediterranean tones, such as limestone and travertine tiles, offers comparable character with added durability. Spanish terracotta floor tile and hand pressed cotto tiles are the most loved options in this category.

            Grout color has a larger impact on Mediterranean tile installations than most people expect; we know it because we've experienced it in lots of projects. And the most attention requiring grout spaces are the ones with zellige and hand painted ceramics, where surface variation is the point. For zellige tile, a warm gray or buff grout integrates with the tile's tonal range without competing with the tiles' overall aesthetic; bright white grout tends to fragment the surface visually. For hand painted ceramic tile in blue and white, a soft white or light gray grout keeps the focus on the pattern. For natural terracotta floor tile, an earthy tan or terra grout is the best match, and they are historically accurate. Avoid stark white grout with any handmade or textured Mediterranean tile; it'll look sharper than you think.

            Zellige is a Moroccan tile tradition unlike any other in the Mediterranean canon. Each piece is hand cut from a fired clay body after glazing. Imagine the process: a tile is made by a craftsman, it's hand cut, it is glazed by hand, it's made with fingerprints and all the stories and traditions of Morocco. This makes every tile different than each other, with different backgrounds. This produces a wall or backsplash that catches light differently at every angle, creating a shimmer effect that flat, machine cut tile cannot achieve, because even every light reflection is the same on a replicated tile, without any story. By contrast, Spanish patterned tiles and Portuguese azulejos are formed in molds and decorated by brush before firing; their distinction lies in the painted surface rather than the form. Both are authentic Mediterranean tile traditions; zellige simply operates in its own category.

            Sealing is not optional for natural terracotta, you must seal your terracotta tile flooring in order to make it look like it's always new.
