The carpet comes up, the tack strips come out, and there it is: a speckled field of marble chips set in cement, dull and stained but mostly in one piece. Finding terrazzo under carpet is one of the most common surprises in mid century homes.
After 30 years of walking these floors with homeowners, contractors and designers, I can tell you the answer is rarely obvious from the doorway.
Terrazzo Floors Under Carpet: Restore, Tile Over, or Blend?

Why Older South Florida Homes Hide Terrazzo Under Carpet
Terrazzo went into many South Florida homes in the 1950s and 60s, then disappeared under wall-to-wall carpet when tastes changed.
You can still spot it in today’s listings, from early 1960s ranch houses in Pompano Beach’s Cresthaven neighborhood to a 1953 Miami home advertised for its original polished terrazzo. Clients assume the carpet hid damage; usually it was just a change in taste.

Removing Carpet from Terrazzo: Test Before You Scrape
The most common mistake we see is a weekend of scraping. Many of these homes later received 9 inch vinyl tiles or black adhesive, and flooring from before about 1980 can contain asbestos, so have it tested by an accredited lab first.
Tack strip holes and carpet glue look alarming, yet a restoration crew can fill and clean them. Razor scrapers and harsh strippers, on the other hand, can scar the marble chips for good.

How to Tell If Terrazzo Can Be Restored
Hold a flashlight low and walk the floor. Hairline cracks are normal after sixty years. Wide cracks, crumbling at the sliding doors, and patches where plumbing was cut through the slab are not.
Most suppliers judge a floor from one wide photo; we ask for a picture of every patch, because a repaired section often shows clearly once the floor is ground and polished.

Option 1: Restore the Terrazzo Floor
If the surface is continuous and sound, restoring it is often the most authentic choice for a mid century house. The work belongs to a specialist: diamond grinding, honing or polishing, then sealing.
We don’t restore terrazzo, and we will say so when a restorer is the better call. Our part is the rooms beside it, choosing bathroom tile and kitchen tile that carry the floor’s colors without competing.

Option 2: Tile Over Terrazzo Tile
When the floor is heavily patched, you can tile over terrazzo, provided it is well bonded and flat.
Clients usually think new tile hides every flaw, but large formats show every hump: tiles with an edge of 15 inches or more allow just 1/8 inch of variation over ten feet.
Your installer should scarify or prime the surface and follow current TCNA methods. Porcelain tile and stone look tiles are the practical favorites here, and if you are still comparing materials, these best floor tiles for humid Miami homes range from wood look porcelain to honed limestone.

How Much Height Does Tile Over Terrazzo Add?
Tile and thinset can raise the floor half an inch or more, affecting sliding door tracks, dishwasher openings and toilet flanges.
Measure every door and confirm the full assembly height with your installer before ordering.

Option 3: Keep the Terrazzo and Tile Where It Works Hardest
In South Florida ranch homes, this is the answer I give most often. Keep the terrazzo in the living and dining rooms, and retile the kitchen and baths, where plumbing work usually left the most patches.
Make the change at a doorway, finish it with our trim accessories, and pull new colors from the chips, whether a checkerboard kitchen floor or a hand-painted backsplash.
Many of those baths also hide a tub nobody uses, and once it becomes a walk-in shower, the best tile for a small shower floor is usually a mosaic that follows the slope to the drain.

Terrazzo Tile vs. Poured Terrazzo: Choosing a New Surface
Terrazzo carries a long heritage, from Venetian workshops to Florida living rooms, and terrazzo tile lets you carry that story into rooms that were never poured.
It is prefabricated, so it will not match an original exactly; we choose it to complement, not imitate. Our polished 24 x 24 tiles are half an inch thick, which keeps transitions modest.
If you are weighing honed marble instead, the best natural stone for humid coastal homes comes down to finish and sealing as much as the stone itself.

Planning a Terrazzo Project in South Florida
Call your city’s building department before any alteration, because flood-zone rules can change the scope of a remodel. In Pompano Beach, work that exceeds 49 percent of a building’s value must meet current flood standards; in Miami Beach, the threshold is 50 percent, counted across a year of permits.
This fall’s king tides put knee-high water on Pompano’s Riverside Drive and flooded Collins Avenue in Miami Beach, and FEMA lists terrazzo among flood-resistant flooring, one more reason to keep a sound floor.

Your Terrazzo Waited 60 Years. It Can Wait One More Afternoon
That floor sat patiently under shag and padding through decades of reruns, so there’s no rush to decide over a single weekend. When people search for floor tile stores in my area, they’re usually hunting for samples, but what really helps is seeing new tile next to the old floor.
If you’re near Pompano Beach and want to see the options in real life, you can drop by our Pompano Beach tile showroom on West Atlantic Boulevard. If you’re closer to Miami, our Miami tile showroom in Coral Gables would love to meet you too.
Bring photos of every patch and a loose chip if you have one, and we’ll lay full size floor tiles beside it. The terrazzo can stay home; it has earned the rest.
FAQ
Can terrazzo be patched where plumbing was cut through the floor?
Yes, a terrazzo specialist can fill the cut with a color matched mix of cement and marble chips, though the repair usually stays visible once the floor is polished.
Do I need to seal terrazzo after restoring it?
Cement based terrazzo is typically sealed after polishing and resealed periodically, with routine cleaning done using pH-neutral products that won’t dull the finish.
If I tile over terrazzo, can I remove the tile later?
Rarely without damage, because thinset bonds tightly to the prepared surface, so treat tiling over terrazzo as a permanent decision.
